Buildium Alternatives 2026: 9 Options Compared on Cost at 25, 50 and 100 Units

Updated October 2026. All prices are vendors' published list prices checked in October 2026, before taxes and transaction fees. Where a vendor only publishes a "starting at" or "as low as" price, we show that and don't estimate.

Short answer: The best Buildium alternative depends on your portfolio size and how much accounting depth you need. At 25–100 units, Hoozzee (Growth €69/month for 11–25 units, Pro €110/month for up to 100 units, excl. VAT) and RentRedi ($12/month billed annually, unlimited units) are the lowest published subscription prices on this list. Per-unit platforms such as DoorLoop ($2.50/unit, $199 minimum) and Propertyware ($1/unit, $250 minimum plus an implementation fee) cost more at these sizes but offer broader professional management features. Buildium itself starts at $62 (Essential), $192 (Growth) or $400 (Premium) per month, plus fees.

Buildium Pricing Recap (October 2026)

  • Essential: starting at $62/month. Incoming EFT $2.35 per transaction; $99 setup per business bank account.

  • Growth: starting at $192/month. Incoming EFT $1.35; 10 free bank accounts.

  • Premium: starting at $400/month. Incoming EFT free for the first 12 months, then $0.60.

  • Screening: $17 per screening (landlord-paid) or $35 applicant-paid on the standard option.

  • Growth and Premium customers must use Buildium's paid onboarding service.

"Starting at" means the final price depends on your portfolio, so ask Buildium for a quote at your unit count before you compare.

What to Compare Beyond the Subscription

A fair total-cost comparison includes more than the monthly plan. For each shortlisted tool, write down:

  • Payment fees: what you or your tenants pay per ACH and card payment. Buildium lists $2.35 per incoming EFT on Essential, DoorLoop $1.50 on One (free on Connect and Multiply), and Avail $2.50 per bank transfer on its free plan.

  • Bank account fees: Buildium charges $99 per business bank account on Essential, which adds up if you keep a separate account per owner or per property.

  • Screening and e-signature: who pays, and how much per report or document.

  • Onboarding and implementation: one-time fees and how long migration takes.

  • Support: whether phone support is included on your plan or only on higher tiers.

  • Contract terms: monthly versus annual billing, and minimums that apply as you shrink or grow.

Multiply the per-transaction fees by your real monthly volume. For a 50-unit portfolio paying rent by ACH, a $1–$2 difference per payment can matter as much as the subscription itself.

How to Choose

  • Need full accounting with predictable cost? Compare Hoozzee Growth or Pro against Buildium Essential or Growth at your unit count.

  • Managing for third-party owners at scale? Get quotes from AppFolio, Propertyware and Rentvine.

  • Very small and cost-sensitive? TurboTenant, Avail, RentRedi or Hoozzee's free plan.
