AppFolio Pricing in 2026 and Alternatives for Landlords With Under 50 Units

Updated October 30, 2026. Every competitor price below was read from the vendor's own pricing page on October 30, 2026. Prices change, so confirm on the vendor's page before you buy.

Short answer: AppFolio's published Core plan starts at $1.49 per unit per month, but the same page says a minimum spend and a 50-unit minimum apply. That means AppFolio is built for portfolios of 50 units or more, and landlords below that size will usually pay less, and get more room to grow, on a flat-priced or free platform. If you manage 1 to 50 units, compare AppFolio against DoorLoop, Buildium, RentRedi, TurboTenant, Avail and Hoozzee using the table below.

What does AppFolio cost in 2026?

AppFolio's pricing page lists three plans, all priced per unit per month:

  • Core: "Starting at $1.49" per unit per month. The footnote reads "Minimum spend and 50 unit minimum apply. Contact us for details."

  • Plus: "Starting at $3.20" per unit per month. The footnote says minimum spend and units apply.

  • Max: priced by quote for large operators.

AppFolio does not publish the minimum spend, so the real monthly bill for a small portfolio cannot be calculated from the page. For a landlord with 10, 20 or 40 units, the 50-unit minimum is the key detail: the Core plan is aimed at someone who already has at least 50 units.

How do the alternatives compare at 5, 10, 25 and 50 units?

The table shows each vendor's published subscription price, before taxes and before payment, screening and other add-on fees. "From" means the vendor only publishes a starting price. Hoozzee prices are in euros and exclude VAT; we have not converted them to dollars.

Read the table with these notes, all taken from the vendors' pages on October 30, 2026:

  • DoorLoop One is listed at $2.50 per unit per month with a minimum of $199 per month, so every size above is billed at the minimum until the unit price overtakes it.

  • Buildium Essential is "starting at $65/month". Incoming bank payments cost $2.35 per transaction and there is a $99 setup fee per business bank account. Screening is $17 per screening on its list.

  • RentRedi shows $12 per month on its annual plan and $29.95 on the monthly plan, with unlimited properties.

  • TurboTenant has a $0 plan that includes listing, screening and online rent collection. Its paid tiers are listed from $12.42 and $16.58 per month. Screening fees are paid by the renter on completion of the application, and the page says most users have between 1 and 50 units.

  • Avail is free for landlords. For tenants on the free plan, each bank transfer costs $2.50, and card payments add a 3.5% processing fee. The Unlimited Plus upgrade waives the ACH fee, and its price was not shown on the page we read.

  • Hoozzee plans: Free for 5 units with no card; Starter €45 for 10 units; Growth €69 for 11 to 25 units; Pro €110 for 100 units. Paid plans include a 90-day free trial, and yearly billing is 11 times the monthly price.

Which option fits which size of portfolio?

1 to 5 units. You do not need to pay for software at this size. Hoozzee's Free plan covers 5 units without a card, and TurboTenant and Avail also have free landlord plans. Pick on the details that matter to you: who pays for online payments, what screening costs and who pays it, and how much you will miss a feature once you reach unit six.

6 to 25 units. This is the range where fixed minimums bite. DoorLoop's $199 minimum and Buildium's $65 starting price are more than a flat plan such as Hoozzee Starter (10 units) or Growth (11 to 25 units). RentRedi's $12 annual price is the lowest listed subscription here, so compare the feature lists before you decide on price alone.

26 to 50 units. Hoozzee Pro covers up to 100 units for €110 per month, with €1.50 for each extra unit up to 400 units (maximum €560 per month). DoorLoop One still bills its $199 minimum. AppFolio Core becomes available at 50 units, but its minimum spend is not published, so you need a quote.

50 units and up. AppFolio's 50-unit minimum and Buildium's Growth and Premium plans point to larger portfolios with owner reporting and accounting needs. Request quotes from them, and compare them with Hoozzee Pro and Enterprise (€1,110 per month for 401 to 1,000 units, including migration help and priority support).

What should you check besides the monthly price?

  1. Payment fees. Subscription price is only part of the cost. Buildium charges per incoming bank transaction, and Avail passes a $2.50 bank-transfer fee to tenants on its free plan. Work out your monthly rent volume before you compare.

  2. Screening cost and who pays. Buildium lists $17 per screening, with an applicant-paid option at $35. On TurboTenant the renter pays the screening fee at application by default, and the landlord can choose to cover it. Hoozzee runs tenant screening through TransUnion; see the tenant screening page for how it works.

  3. Minimums and unit caps. AppFolio Core has a 50-unit minimum and DoorLoop has a $199 minimum. If you are growing, check the next tier up as well.

  4. Support hours. Buildium lists live phone support Monday to Friday, 9 AM to 8 PM Eastern, on Growth and Premium. Hoozzee support is email only, Monday to Friday 9:00 to 17:00 Madrid time, which is roughly 3 AM to 11 AM Eastern, or midnight to 8 AM Pacific, depending on daylight saving. Check that this works for you before you switch.

  5. Where the company is based. Hoozzee is run from Spain by Citics Solutions S.L., and plans are billed in euros excluding VAT. If you need US-based phone support, Buildium and AppFolio are better matched.

Is Hoozzee a good AppFolio alternative for a small landlord?

It is a good fit if you manage up to about 100 units, want a published flat price, and are comfortable with email support. It is not the right fit if you need phone support in US hours or accounting for third-party owners at scale, where AppFolio and Buildium are built to compete.
